V vero

Pay per tour,
not per click.

Vero runs your property marketing across every channel that drives a renter to a tour. Paid, organic, ILSs, GBP. We bill only for verified tours, and the QBR-ready report shows up before your regional review.

The price of doing it right

Pay a lot to do it right,
or pay when it works.

Marketing a property well today means stitching together an agency, a tooling subscription, and a long list of monthly add-ons. The bill arrives whether anyone tours or not. Vero replaces the stack and bills on the outcome.

Fair Housing checks run on every campaign automatically. They aren't an add-on.

It isn't that they do bad work.
It's that you carry the risk.

A management fee climbs with the budget, and a dashboard subscription bills whether or not anyone showed up. Vero only earns when a tour does.

Management fee

Charges 18 to 25 percent of your ad spend, plus a fee for every service you turn on. The fee scales with your budget, not your occupancy.

If nobody tours, the management fee still hits.

Packages

Sells per-property monthly bundles on top of marketing software.

If nobody tours, the package bills.

Dashboard model

Decides which ad got credit using its own model, and bills you for the proof. You're paying for math, not for tours.

If nobody tours, the subscription still renews.

Vero

The same scope of work, billed on verified tours.

You pay $299, and that is the whole bill.

Categories are the public-facing models in multifamily marketing today.

Stop paying for clicks
that never tour

Somewhere between 30 and 60 percent of multifamily ad spend produces traffic that never visits a property, and nobody can tell you which part.

The industry sells attribution.
We sell tours.

Most multifamily marketing tools exist to prove the media mix was right. Agencies bill a percentage of spend whether anyone tours or not, and attribution software sells you a dashboard that decides which ad deserves credit. The dashboard can be a fine report. It is still a report, and reports don't tour. Vero only gets paid when a verified prospect tours your property.

Audiences from your residents

Your current residents are the best predictor of your next ones. We hash the list before it leaves your PMS and build lookalike audiences on Google and Meta from people who already chose your property.

Raw emails and phone numbers never sit in our database.

Creative from your real property

We assemble dozens of ad variants every week from your real photos and floor plans, then run them in your existing ad accounts. Variants that produce tours get more budget, and the ones that don't get retired.

Nothing is ever AI-faked. Your property, as it actually is.

Every tour verified twice
before you're billed once

A tour only counts when your PMS logs it and our geofence saw the visit. You can open any billed tour and read the full trail yourself.

Billable tour 1 × verified

Geofenced walk-in counts are already sold elsewhere as attribution reports. We hold the same signal to a harder standard: no tour is billed until your PMS logs it too.

Both signals match

A clean, billable tour with the full trail of which ad, which audience, and which visit.

Visit, but no PMS log

A ghost tour. Your team got a walk-in they never recorded, and we flag every one so you can fix it. Never billed.

Log, but no visit

Held for review instead of billed. You can dispute any tour with one click.

questions

How does Vero verify a tour?

A tour is billable when two independent signals agree: your PMS logs the tour and our geofence detected the physical visit at your property. You can open any billed tour and read the full trail, from the ad impression to the guest card.

What if someone tours without ever seeing an ad?

You aren't billed. Organic walk-ins, referrals, and tours with no matching ad exposure show up in your dashboard for free. Vero only charges for the tours its marketing produced.

Does Vero take over my ad accounts?

No. Campaigns run inside your own Google and Meta accounts. Ad spend is billed to you directly by the platforms at cost, and Vero never marks up media. If you leave, everything stays with you.

What does it cost?

A flat platform fee of $299 per property per month, plus a fixed fee for each verified tour. There is no retainer, no percentage of spend, and no long-term contract.

How is Vero different from a marketing agency or an attribution dashboard?

Agencies charge a retainer, a package, or a percentage of spend to run your marketing, and the bill arrives whether anyone tours or not. Attribution dashboards charge a software subscription to tell you which ad got credit, which is useful for the board deck but doesn't lease a unit. Vero does the marketing work agencies do and provides the trail an attribution tool would, but bills on verified tours. If the marketing doesn't produce a tour, you pay the $299 platform fee and nothing else.

What do I need to get started?

A portfolio of at least 300 units, access to your ad accounts, and either a PMS connection (Yardi, RealPage, AppFolio, or Entrata) or a simple weekly CSV export. Most properties are live within a day.
